Constantinos F. Loizou

Constantinos founded C.F.L. in Limassol in 2009, after enough years inside conventional practice to see exactly where projects lose their quality: in the handovers. An architect draws, an engineer redraws, a contractor interprets, and somewhere in those gaps the building quietly becomes something less than it was designed to be.

His response was to build a practice where those roles sit on one project file. Architecture, structural engineering, quantity surveying and independent inspection are the office's own work; MEP and the other technical studies are coordinated with specialist partners on that same file — which means cost and buildability inform the design while it is still a design, not after the drawings are frozen.

He remains directly involved in the projects the studio takes on: reviewing what leaves the office, sitting with clients when the numbers need explaining honestly, and holding the standard on work that carries the firm's name. Clients tend to come to him for the same reason — one person who is accountable for the whole thing, from the first sketch to the finished return.
