Our job is to remove that asymmetry: to tell you what a plot can carry, what a build will really cost, and what a property you are about to buy is actually worth putting money into.

- Before you buy the plot
- What the land can legally carry under current planning — coverage, height, setbacks and access — checked before you make an offer rather than after. A wrong plot is the most expensive mistake available.
- Design that survives the budget
- Architecture drawn with structural, MEP and cost input from the first sketch. The number is priced while the scheme is still a sketch, so the budget shapes the drawing rather than arriving as bad news after it.
- Permits, handled
- The full Building and Planning Permit package prepared and steered through the authorities. We have seen which three mistakes cause most rejections, and we do not make them.
- An independent opinion
- Buying an existing house? A condition report on structure, systems and what it will genuinely cost to put right — including on buildings we did not design or build.
- Someone on site
- Construction management and coordination through to handover, with the awkward questions asked while they are still cheap to answer.
