Renovation is design with an existing building as the client's second opinion.
Working with a building that already stands is a different discipline from starting on empty ground. What is there constrains what can be done, and finding out precisely what is there comes before design.
So a renovation begins with survey and assessment: structure, services, compliance and condition. Only then is it possible to say honestly what is worth keeping, what has to change, and what a realistic budget looks like.
Survey before design
Existing drawings are often wrong, missing, or describe a building that was altered afterwards. Measuring and assessing what is actually standing is not an administrative step — it is the information the whole project rests on.
That assessment also establishes the legal position: whether what was built matches what was permitted, and what has to be regularised before anything else can proceed.
Keeping what is worth keeping
Older buildings in Cyprus frequently have qualities that would be expensive to reproduce — thick walls, good proportions, mature planting, a position no longer available. Those are the reasons to renovate rather than replace.
The design work is deciding, honestly, which of them survive contact with modern comfort and which do not. We would rather tell you a building is not worth the money than discover it halfway through.
New alongside old
An extension has to answer the existing building without imitating it. Matching the old badly reads worse than a clear, quiet contrast — and the joint between the two is the detail the whole project is judged on.
Seeing the new and the existing together, in the same image, settles arguments that drawings alone tend to prolong.
