I started C.F.L. because I was tired of watching good buildings lose their quality in the gaps between an architect, an engineer and a contractor. Everything we have built since has been an argument that those gaps are a choice, not a fact of the industry.

Senior Project Architect

10+ yearsFull-time, permanentLimassol, Cyprus

In your first year you will take two or three projects from concept through to permit and onto site, sitting with our structural and MEP engineers rather than emailing them. You will own the client relationship on your projects, and you will be the person who decides — with us — where a drawing needs more resolution before it goes out.

What you'll do

  • Lead residential and mixed-use projects from concept design to completion on site.
  • Coordinate directly with our structural and quantity surveying colleagues, and with the MEP engineers we work with on every project.
  • Prepare and steer Building and Planning Permit submissions through the authorities.
  • Review drawings produced by the team and hold the standard on what leaves the office.
  • Sit in front of clients and explain cost and programme consequences honestly.

What you bring

  • An architecture degree and licence (ETEK registration, or eligibility to register).
  • Ten or more years of delivery experience, including work that reached completion.
  • Fluency in the Cyprus permitting process, or the appetite to master it quickly.
  • Command of Revit or ArchiCAD, and comfort working inside a coordinated BIM model.
  • Clear written and spoken English; Greek is an advantage, not a requirement.

Structural Engineer

5–10 yearsFull-time, permanentLimassol, Cyprus

You will design structures for buildings whose architects are sitting a few metres away — which means you get to influence the scheme while it is still a scheme, not after the drawings are frozen. Expect a mix of private residences, apartment buildings, and the occasional retrofit that needs a careful eye.

What you'll do

  • Produce structural designs, calculations and drawings for residential and commercial work.
  • Work to Eurocode standards, including seismic design for Cyprus conditions.
  • Coordinate your design with the architectural intent from the earliest sketches.
  • Visit sites, inspect what has been built, and write up what you find.
  • Contribute to inspection and condition reports on buildings we did not design.

What you bring

  • A civil or structural engineering degree, with ETEK registration or eligibility.
  • Five to ten years designing buildings, ideally including seismic-zone work.
  • Confidence in analysis software and in hand-checking your own results.
  • The habit of asking whether something can actually be built that way.

Quantity Surveyor

3–8 yearsFull-time, permanentLimassol, Cyprus

Cost is where most projects quietly go wrong, and this role exists to stop that happening. You will price work while it is still being designed, so the numbers shape the drawings rather than arriving as bad news after them. You will also be the person clients trust when they ask what a plot can really carry.

What you'll do

  • Prepare bills of quantities and cost estimates before ground is broken.
  • Track cost through design changes and flag consequences early, not late.
  • Support ROI and feasibility work for development and investment clients.
  • Review contractor quotations and tell us plainly where they are optimistic.
  • Help keep our internal construction cost data honest and current.

What you bring

  • A quantity surveying, construction management, or civil engineering background.
  • Three to eight years pricing real construction work in the region.
  • Comfort with measurement software and with spreadsheets you build yourself.
  • A willingness to deliver an uncomfortable number with a straight face.
