An apartment building has two clients. One is the developer, who needs the numbers to work. The other is the person who will live on the third floor for the next twenty years, and who is never in the room when the decisions are made. We design for both, because they want the same building more often than people expect: a flat that is good to live in is a flat that sells.
The work starts with the plot. Coverage, density, height and setbacks fix how much building the land can carry, and the shape of the site decides how much of that becomes floor area somebody can actually use. We test layouts against those limits early, so that the area you can sell is as large as the rules allow, and corridors, cores and awkward corners take only what they must.
Then we make it repeat. Kitchens and bathrooms stacked one above another, service shafts that run straight from the ground to the roof, a structural grid that stays the same from floor to floor. None of this appears in a brochure. All of it appears in the cost per square metre, in how quickly the building goes up and in how few surprises the site produces.
Architecture, structural and MEP engineering and the permit applications are coordinated by one team, so the building that is approved is the building that gets built, and there is one number to call when something needs deciding.
