How we inspect a property in Cyprus

Our own engineer checks the property for you and tells you, in writing, what is wrong. We work only for you.

What is an inspection?

An engineer visits the property, checks it against the documents and plans and writes down the problems he finds, with photos. You can then accept the home, ask for repairs, negotiate the price or walk away.

What does “independent” mean?

It means nobody else pays us. Not the developer, not the seller, not the agent. You hire us, so we tell you the truth.

Our office is in Limassol. We have designed and engineered buildings in Cyprus since 2009, and we know the permits and the local rules.

We do it ourselves

Our own civil engineer inspects your property, and the engineer's name and signature are on the report. We don't send anyone from outside.

We are on your side

We work for you and nobody else. We never inspect a building we designed, built or sold, and you decide who sees the report.

    What we do

    The engineer checks the structure, damp, finishes, visible services and the plot, and takes photos.

    The problems are found on site and photographed.

    We write the report

    What we do

    We write what we found, part by part, with photos and a summary at the top. We say what is urgent, what can wait and what we recommend.

    A signed report in English or your language, usually in 2 to 3 days.

    We go through the report with you on a short call, in your language.

    We check the repairs

    What we do

    If you choose re-inspection, we come back after the developer has made the repairs.

    What you get

    You know if the problems were really fixed.

What we don't do

  • We don't do the repairs. You choose who does them.
  • We don't take money from developers or agents.
  • We don't open walls or floors. We check what can be seen and tested.
  • We can't solve title deed problems. For that you need your lawyer.
